Los Angeles does not have an Olympic Park. It has an Olympic region. When the Games open on July 14, 2028, competition will be spread from the Sepulveda Basin in the San Fernando Valley to a surf break in San Clemente, with the two largest concentrations of venues sitting eleven miles apart in Inglewood and Downtown. That geography is the single most important fact for anyone planning a stay, and it is the one most guides skip. Choose a neighborhood by reputation alone and you may find yourself an hour from every event you bought tickets for.

What follows is a working map. It uses the venue plan LA28 published in July 2026 (version 4.0 of the competition schedule), which reflects the changes made in 2025 and 2026, and it is written for people who intend to stay in a private residence rather than a hotel — families, corporate hospitality teams, federations and their guests. Distances are approximate and given as a guide to geography, not a promise about traffic; Games-time travel will be shaped by a transit-first plan, a dedicated Games Route Network for accredited vehicles, and road closures that will not be announced for some time.
First, the shape of the Games
The Olympic Games run July 14 to July 30, 2028, with football (soccer) beginning on July 10. The Paralympic Games follow from August 15 to 27. The opening ceremony is split between SoFi Stadium in Inglewood and the Los Angeles Memorial Coliseum in Exposition Park; the closing ceremony is at the Coliseum.
The Olympic and Paralympic Village is on the UCLA campus in Westwood. The main press center is at the NFL’s headquarters at Hollywood Park in Inglewood, next to SoFi Stadium, while the international broadcast center moved in July 2026 to the Warner Bros. Ranch lot in Burbank. Those three addresses matter because they are where the athletes, the media and the broadcasters will be based, and they tell you where the accredited traffic will flow.
Competition sits in five main zones inside the city and county, plus a ring of single-sport venues further out.
Zone one: Inglewood
SoFi Stadium hosts swimming and shares the opening ceremony; it also hosts the Paralympic opening. Next door, the Intuit Dome hosts basketball. Between the two sits the main press center. Inglewood is the closest thing LA28 has to a Games headquarters, and it is where hotel demand will be most acute, because the area has very little luxury hotel inventory.
For a private residence, the neighborhoods that make sense are not in Inglewood itself but west and north of it. Manhattan Beach and the beach cities are roughly eight miles south-west. Beverly Hills and Beverly Grove are about twelve miles north; the route is essentially La Cienega Boulevard south, which is direct if not fast. Culver City and Playa Vista sit in between. If swimming finals or basketball are the center of your trip, base on the Westside and treat the drive south as the daily commute — or look at the Villoura villas in Beverly Hills, which balance Inglewood access with proximity to everything else.
Zone two: Downtown and Exposition Park
Downtown carries the largest number of sports. Crypto.com Arena hosts artistic gymnastics, trampoline and the boxing finals, and Paralympic wheelchair basketball. The Los Angeles Convention Center hosts fencing, taekwondo, judo, wrestling and table tennis. The Peacock Theater takes boxing preliminaries and weightlifting. Dodger Stadium, a short drive north in Chavez Ravine, hosts baseball.
Two miles south, Exposition Park is the ceremonial heart of the Games. The Coliseum hosts athletics and the closing ceremony. The marathon starts at Venice Beach, and the Paralympic marathon finishes in front of the Coliseum; LA28 had not published the full Olympic marathon route at the time of writing, so treat the finish line as provisional. BMO Stadium hosts flag football and lacrosse, and USC’s Galen Center hosts badminton and rhythmic gymnastics. USC’s University Park campus is also the media village.
Downtown itself has excellent hotels but few private homes of the kind our guests want. The residential answer is the Hollywood Hills and the flats beneath them. From the Hollywood Hills, Dodger Stadium is around six miles, Crypto.com Arena about eight, and the Coliseum ten to eleven. Griffith Observatory, the road-cycling finish, is next door. The Hills also put you within ten minutes of Universal City, where a purpose-built squash center on the studio lot hosts the sport’s Olympic debut, and about the same distance from the broadcast center in Burbank — which is why the Hills and West Hollywood will be the natural home for broadcast executives and talent.
Hancock Park and Larchmont deserve a mention here: quieter, closer to Downtown than the Westside, and increasingly where production families base. Villoura’s Mid-City collection covers this corridor.
Zone three: Westwood and the Westside
The Athlete Village is at UCLA. That makes Westwood, Bel Air and Holmby Hills the most consequential residential district of the Games for anyone connected to a team or federation. Bel Air and Holmby Hills border the campus directly; Brentwood is a few minutes west along Sunset Boulevard.
Brentwood and Pacific Palisades also own the golf. Riviera Country Club, in the Palisades, hosts the Olympic golf competition, and the estates on the Brentwood side of the club are within two or three miles of the first tee. For the many guests who come for golf first and the rest of the Games second, this corridor is the answer without qualification.
Santa Monica is worth a note of caution and a note of value. It is not a competition venue (beach volleyball is in Long Beach, a common misconception), but it is three miles from Venice Beach, where the triathlon is staged and where the marathon and the road race begin. Santa Monica also bans unhosted vacation rentals under its own ordinance, so a “Santa Monica villa” for the Games will, in practice, be a licensed home-share or a residence just across the city line in Brentwood or the Palisades. Venice itself, for those who want to walk to the boardwalk at dawn on marathon morning, is the most atmospheric address of the Games.
The Westside will also benefit most from the transit that arrives before 2028. The D Line subway extension opened its first new section under Wilshire Boulevard in May 2026 (to La Brea, Fairfax and La Cienega); Metro’s current forecast is for the Beverly Hills, Century City and Westwood/UCLA stations to begin service in 2027. If that holds, a guest in Beverly Hills or Century City will be able to reach Downtown venues by rail without touching the 10 freeway.
Zone four: the San Fernando Valley
The Sepulveda Basin in Encino and Van Nuys becomes a four-venue complex for 3×3 basketball, BMX racing and freestyle, skateboarding and modern pentathlon — the youngest, loudest and most photogenic corner of the Games. Encino, Sherman Oaks and Studio City are all within roughly three to six miles of the basin, and Studio City is a few minutes from Universal City and the Burbank broadcast center. The Valley’s large gated estates, with their flat lots, pools and guest houses, are well suited to families or delegations who want space and a short drive to a single cluster, with the Hollywood Hills as a fifteen-minute pass-through to Downtown.
Santa Anita Park in Arcadia (equestrian) and the Rose Bowl in Pasadena (football, including both gold-medal matches on July 28 and 29, and diving at the adjacent Rose Bowl Aquatics Center) sit east of the Valley. Pasadena has fine hotels but a thin private-rental market and its own rental rules; most of our guests attending the finals will drive from the Hills or the Valley.
Zone five: Carson and Long Beach
The Dignity Health Sports Park campus in Carson hosts rugby sevens, archery, field hockey, tennis and track cycling. Long Beach carries the largest number of coastal sports: beach volleyball at Alamitos Beach, rowing and sprint canoe at the Marine Stadium, open-water swimming, sailing and coastal rowing off Belmont Shore, plus artistic swimming, water polo, sport climbing, target shooting and handball in and around the convention center. Sailing is shared with the Port of Los Angeles in San Pedro.
Long Beach is twenty-plus miles from the Westside, and in Games traffic that is a serious commitment. Guests whose tickets are weighted to Long Beach should consider the beach cities — Manhattan, Hermosa, Redondo, or Palos Verdes — or Long Beach itself, which caps non-primary-residence short-term rentals citywide and will be short of them. For a mixed itinerary, the Westside remains the better compromise, with Long Beach handled as two or three planned days rather than a daily drive.
The outer ring
Honda Center in Anaheim (volleyball), the Fairplex in Pomona (cricket, back in the Games for the first time since 1900), the mountain-bike course in the City of Industry, shotgun at Whittier Narrows and surfing at Trestles near San Clemente are day trips from anywhere in the city. Softball and canoe slalom are in Oklahoma City. Football group matches are shared with six other US cities before the tournament moves west to the Rose Bowl.
Where the luxury demand will land
Put the map together and a pattern emerges. The neighborhoods with the deepest inventory of large private residences — Beverly Hills, Bel Air, Holmby Hills, Brentwood, the Palisades, the Hollywood Hills and the southern Valley — happen to sit at the geographic center of the venue plan, between Inglewood and the Valley, between Downtown and the coast. That is why the first wave of Games bookings reported in 2025 was concentrated in exactly those areas, with federations, sponsors and family offices blocking homes for weeks or months rather than nights.
It is also why Malibu, beloved as it is, is a considered choice rather than an obvious one. Malibu is a superb base for the golf at Riviera and for guests who want the Pacific between them and the Games; it is less practical for anyone with tickets Downtown or in Long Beach, given that Pacific Coast Highway will carry a share of the coastal-event traffic.
The rules that will decide who can host you
One point of honesty that most Olympic housing guides avoid. The City of Los Angeles’ Home-Sharing Ordinance currently permits short-term rentals only in a host’s primary residence, for up to 120 nights a year unless the host holds an extended permit. A proposal in the Mayor’s 2026–27 budget would temporarily allow second homes and investment properties to be rented short-term through the end of 2028, but as of late summer 2026 it had not been adopted. Separate rules apply in Beverly Hills, West Hollywood, Santa Monica, Inglewood and Long Beach, several of which are stricter than the city’s.
The practical consequence for a Games guest is that a professionally managed residence with the right registration is worth more in 2028 than any amenity — whether you are coming for three nights of swimming finals or the full seventeen days. Registered short-stay homes will be the scarcest inventory in the city that summer, and they are the ones to secure first. Timing
LA28 ran two ticket draws in 2026 and has said that 2027 will bring first-come-first-served sales without draw limits, the first Paralympic ticket release, and an official resale platform. Official hospitality packages are sold through On Location. In our experience the housing decision should precede the ticket decision, not follow it: the best residences near the Westside venues are being committed now for multi-week blocks, and a family or company that waits for its tickets in 2027 will be choosing from what is left.
