Under 30 nights, an executive belongs in a hotel or in one of the district’s small number of residences licensed for short stays. Why Brickell, and why now
The phrase “Wall Street South” has stopped being a slogan. Citadel and Citadel Securities are operating from leased floors at 830 Brickell while site work proceeds on their permanent headquarters at 1201 Brickell Bay Drive — a 54-story, 1.7-million-square-foot tower on a bayfront block, developed with Related Companies, according to The Real Deal. The cranes are the visible version of a migration that has filled the district with the kind of traveler who used to fly to Midtown: partners on secondment, portfolio managers on a 60-day build-out, general counsel here for a quarter to open an office.

The district’s skyline is also about to change again. The Mandarin Oriental on Brickell Key was closed in 2025 and imploded on April 12, 2026 to make way for Swire Properties’ two-tower Residences at Mandarin Oriental, Miami, designed by Kohn Pedersen Fox and expected to complete around 2030, per Florida YIMBY. A wave of branded residential towers — Baccarat, Cipriani, St. Regis, 888 Brickell — is slated for delivery between 2028 and 2030. For the next several years, then, Brickell will be a district where the best places to stay are private residences rather than new-build hotels, which is precisely the market Villoura serves.
The 30-night line in the City of Miami
This is the part most visitors and many owners get wrong. Within the City of Miami, a stay of fewer than 30 nights is treated as lodging, and it is legal only where zoning and the building’s own certificate of use allow it. Most of Brickell’s residential condominium towers do not, and the city has begun enforcing the point in public. On August 11, 2026 it issued a cease-and-desist order to The Club at Brickell Bay, alleging that more than 300 units were operating as unauthorized short-term rentals against 30 that were authorized, as reported by CBS News Miami. Residents in other towers have complained to the city about 30-day leases being used as cover for nightly rentals.
The practical consequence for an executive is simple. For a trip under 30 nights, do not book a Brickell condominium from a listing site and hope; either take a hotel or use a residence that is genuinely licensed for short stays, which Villoura holds for exactly this purpose. For 30 nights or more, the tower market is open to you, subject to each building’s own minimum — some require 30 days, some 90, some six months or a year — and a lease drawn properly. The geography of the district
Brickell is compact — about a mile and a half of Brickell Avenue running south from the river, a dozen blocks wide — and it rewards a traveler who understands its three distinct pieces.
Brickell Avenue and the financial core
The avenue itself is where the office towers stand: 830 Brickell, the Four Seasons tower, 1450 Brickell, and the site at 1201 Brickell Bay Drive. Staying within the core means walking to the office and to dinner at Cipriani or Komodo, and it means high floors with bay views rather than gardens. For a lone traveler on a 30- to 90-day assignment, this is the efficient choice.
Brickell City Centre and Mary Brickell Village
Brickell City Centre, Swire’s three-block development at the northern end of the district, holds a 107,000-square-foot Saks Fifth Avenue, the EAST Miami hotel and Quinto La Huella on its rooftop, and a CMX cinema; it sits 1.1 miles from Brightline’s MiamiCentral station, per Brightline. Mary Brickell Village, a few blocks south, is the district’s open-air dining and nightlife strip. The residences around both are the liveliest addresses in Brickell and the first choice for an executive who wants the city at the door.

Brickell Key
The 44-acre island off the mouth of the river, reached by a single bridge, is the district’s quiet room: gated towers, a waterfront loop for the morning run, and a five-minute walk to the avenue. With the Mandarin Oriental gone until the end of the decade, Brickell Key is residential in a way it has not been for twenty-five years, and it is the address we recommend most often for an executive with a family in tow.
Getting around without a car
Brickell is one of the few places in South Florida where a car is optional for a month. The Metromover, Miami-Dade’s free automated system, has five stations in the district and links to Downtown and the Brightline station at MiamiCentral; Metrorail’s Brickell station connects to the airport line. Brightline runs to Fort Lauderdale in about half an hour and on to Palm Beach and Orlando. Miami International Airport is roughly eight miles west, twenty to thirty minutes by car depending on the hour. For anything on the beach — a client dinner in South Beach, a weekend on the sand — it is a fifteen-minute drive across the MacArthur Causeway, and Villoura’s concierge keeps a driver on call for guests who would rather not think about it.

Where to stay, by length of trip
Three to ten nights
For a board week, a deal closing or a road show, the honest answer is a choice between the district’s best hotels — the Four Seasons on Brickell Avenue, EAST at Brickell City Centre, the SLS and Kimpton EPIC on the river — and a licensed private residence with a kitchen, a terrace and a door that closes. Ninety nights and beyond
Past a quarter, most executives — particularly those relocating a family — want a house, and the houses are ten to twenty minutes from the avenue. Coconut Grove is the natural first choice: banyan canopy, the sailing clubs, Ransom Everglades and Carrollton for the children, and a straight run up South Bayshore Drive to Brickell. Coral Gables offers Mediterranean estates and the University of Miami; Key Biscayne, across the Rickenbacker Causeway, is the island answer. What the Brickell brief looks like
The requests we receive from Brickell-bound executives are consistent enough to list. A dedicated office with a wired connection, because a trading desk does not tolerate Wi-Fi. Blackout and soundproofing on a high floor. A gym in the building or a private trainer in the residence. A garage space for the car that arrives in week two. Housekeeping on a fixed schedule and a stocked kitchen on arrival. A second bedroom, always. And discretion: a building with a private elevator or a residence entrance that is not the hotel lobby.
