Between November 2026 and May 2027, Miami stages nearly twenty dated events that move rental demand, from the Polo World Cup on 12 November to the Formula 1 Miami Grand Prix on 2 May, with Art Basel, the Boat Show, the South Beach Wine & Food Festival, the Miami Open and Ultra in between. For an owner, the calendar is only half the question. The other half is which of those weeks your home is legally able to earn from, because Miami Beach, Coral Gables, the City of Miami and unincorporated Miami-Dade each answer differently. This is the owner’s version of the calendar: every confirmed date, what kind of guest each one brings, and what to do before it.
Why the calendar matters more in Miami than almost anywhere
Most resort markets have a season. Miami has a season with a dozen spikes inside it, and the spikes behave differently. Art Basel fills the islands and the Design District with collectors who book a week and pay for privacy. The Boat Show fills Coconut Grove and Brickell with buyers who book four nights and want a dock. The Miami Open fills the north of the county for a fortnight with players’ families and sponsors who book by the week. The Grand Prix fills everything for three nights. Owners who price the whole winter as one block leave the spikes to hotels; owners who price the spikes and forget the compliance calendar meet a code officer. The compliance calendar comes first
Before any date on the list, an owner needs to know which of Miami’s rulebooks the house sits under, because that decides whether an event week is a short-stay opportunity or a long-arrangement opportunity.
In Miami Beach, vacation and short-term rentals are prohibited in all single-family homes and in many multifamily buildings in certain zoning districts; the city publishes a zoning map and a list of the apartment buildings where they are permitted. Where a rental is allowed, the owner must hold a City-issued Business Tax Receipt and a Resort Tax account and display both numbers in every listing. The resort tax is four percent on all transient rentals of six months or less, filed monthly by the twentieth. A Star Island, Sunset Islands or North Bay Road house therefore cannot be let for Art Basel week; it can be let for the season, under an arrangement of six months and a day, to a family who wants to be in residence for Art Basel, the Boat Show and the Grand Prix alike. In unincorporated Miami-Dade County, an owner must obtain a Certificate of Use before listing or advertising on any platform, renew it annually and pass an inspection; overnight occupancy is capped at two persons per bedroom plus two, to a maximum of twelve; the responsible party must keep a guest register and be reachable around the clock; and operating without the certificate draws fines of $100, then $1,000, then $2,500 within twenty-four months. County taxes on transient stays are six percent, made up of a three percent Convention Development Tax, a two percent Tourist Development Tax and a one percent Professional Sports Facilities Tax, on top of Florida’s state sales tax. Miami Beach substitutes its own four percent resort tax for two of those; Surfside and Bal Harbour are exempt from all three county levies. Coral Gables holds a six-month minimum on residential rentals. The City of Miami, meanwhile, has moved from tolerance to enforcement: in August 2026 it issued a cease-and-desist to a Brickell tower alleged to be operating hundreds of short-stay units against thirty authorised, and the Brickell condo market has been under scrutiny since. The practical consequence is a two-track calendar. Licensed short-stay residences, of which Villoura manages a compliant portfolio in Miami, price and book the event weeks directly. Single-family homes on the islands and in the six-month municipalities use the same calendar to time a seasonal arrangement: a winter residence from late November to May captures every date below without a single nightly booking.
November and December 2026: the season opens

The Miami Beach Polo World Cup runs 12 to 15 November on the sand, the Miami Book Fair follows from 15 to 22 November in Downtown, and Thanksgiving falls on 26 November, the weekend most seasonal families arrive. The month that matters, though, is December. Design Miami/ returns to Miami Beach for its twenty-second edition from 1 to 6 December, and Art Basel Miami Beach opens at the Miami Beach Convention Center with private days on 2 and 3 December and public days from 4 to 6 December. Demand starts on the Sunday before, peaks Tuesday through Friday, and the collectors who book a residence rather than a hotel are booking for six or seven nights, with a driver, a chef and somewhere to host. Licensed short-stay homes should set a five-night minimum for 29 November to 7 December and hold pricing rather than discount into the week. Island homes should have their seasonal tenant in residence by the last week of November, because a family arriving on 1 December to a house that is not ready is a family that will not renew.
From 20 December to 3 January Miami is simply full, and the guest is different again: multigenerational, seven to fourteen nights, and looking for bedrooms and a pool more than for proximity to any one venue. Coconut Grove, Coral Gables and Key Biscayne houses outperform South Beach in this fortnight, and the compliance status of each of those municipalities decides whether that is a nightly or a seasonal opportunity.
January 2027: the quiet month that is not quiet
The Capital One Orange Bowl is played on 14 January at Hard Rock Stadium, Art Deco Weekend takes over Ocean Drive from 15 to 17 January, the South Beach Jazz Festival runs 14 to 17 January, and the Life Time Miami Marathon and Half closes streets on the morning of 31 January. None of these is a Basel-scale spike, but the Orange Bowl and Marathon weekends fill Brickell and Downtown residences with sports travel, and January is the month when northern families who did not book the holidays decide they want February. For a licensed short-stay home this is the month to open the calendar for the spring events and set the minimum stays; for an island home it is the month a seasonal family settles in.
February 2027: the Boat Show, the Grove and the Wine & Food Festival

The Discover Boating Miami International Boat Show runs 10 to 14 February, and its guest is the most specific on the calendar: yacht buyers, brokers and builders who want a house with a dock or a slip, in Coconut Grove, on the Venetian Islands, in Coral Gables’ waterways or on Key Biscayne, for four to six nights. Presidents’ Day weekend lands on 13 to 15 February, the same weekend as the Coconut Grove Arts Festival, so the Grove is at capacity for the whole week. The South Beach Wine & Food Festival, in its twenty-sixth edition, follows from 25 to 28 February across Miami Beach’s beachfront tents and restaurants, bringing four nights of chefs, sponsors and the guests who follow them. For owners of waterfront homes this is the fortnight to price above the winter baseline, and for owners of South Beach and Mid-Beach apartments in licensed buildings the last weekend of February should carry a four-night minimum.
March 2027: the deepest month
March stacks five events on top of spring break. Winter Party Festival runs 5 to 8 March on Miami Beach. Carnaval Miami spans 6 to 14 March in Little Havana, ending with the Calle Ocho street festival on the final Sunday. The Miami Open is scheduled at Hard Rock Stadium in Miami Gardens from 14 to 28 March, dates the tournament notes are subject to change, bringing a fortnight of player families, agents and sponsors who prefer houses in Golden Beach, Bal Harbour, Sunny Isles and the north of the county to anything south of the Julia Tuttle. And Ultra Music Festival returns to Bayfront Park from 26 to 28 March, tickets already on sale, filling Downtown and Brickell with a young, high-spending, three-night guest that not every building or every owner wants.

The owner’s decision in March is about guest profile as much as price. A Brickell residence can earn well from Ultra weekend and still be the wrong home for it; a Bal Harbour or Golden Beach house is the right home for a tennis family for two weeks and should be priced by the week, not the night. April and May 2027: Pride, the Grand Prix and the end of the season
Miami Beach Pride is 10 to 11 April, with a parade weekend that fills South Beach. Then comes the event that has reordered the spring: the Formula 1 Miami Grand Prix, the sixth round of the 2027 championship, on the Miami International Autodrome around Hard Rock Stadium from 30 April to 2 May. It is not a sprint weekend in 2027, which keeps the pattern of Friday practice, Saturday qualifying and Sunday race. Grand Prix guests book three to five nights and pay for two things: distance from the circuit measured in minutes, and somewhere to entertain afterwards. Bal Harbour, Surfside, Sunny Isles and Golden Beach are closest; the islands and Coconut Grove win on the entertaining. Licensed short-stay homes should carry a three-night minimum across 29 April to 3 May and treat it as the season’s last full-price weekend. After the race, the calendar softens: PARAISO Miami Swim Week’s 2027 dates are not yet announced, and Miami Spice, the late-summer restaurant programme, is a reason to visit rather than a reason to book a house.
What is not on the calendar, and why that matters
Three absences deserve a line each, because owners are still asked about all three. The Super Bowl is not returning to Miami through 2030. Bitcoin 2027 will be held in Nashville, not Miami. And the events that some listing platforms still promote for Miami, from a rumoured second Grand Prix date to festivals that have moved, are not on the official Greater Miami Convention & Visitors Bureau calendar. The owner’s checklist before each event
The work is the same for every date and is best done once, in the autumn, rather than in the week before. Confirm the home’s status: Business Tax Receipt and Resort Tax account in Miami Beach, Certificate of Use in unincorporated Miami-Dade, and the building’s own rules anywhere in a condominium. Set minimum stays by event rather than by month: five nights for Basel week, four for the Boat Show and the Wine & Food Festival, three for the Grand Prix, seven for the holiday fortnight. Set the calendar to close bookings that would leave an orphan night between two events. Brief the house: a Basel guest needs a bar and a table for twelve; a Boat Show guest needs the dock cleared and the tender lift working; a Grand Prix guest needs a driver on retainer and a late checkout on the Monday. Review the tax filings due on the twentieth of the following month. And decide, with your manager, which weekends the house will not take, because in Miami the best owners are the ones who say no most confidently.

For homes that cannot take nightly bookings, the same list becomes a seasonal brief: a tenant in residence by the last week of November, a lease that runs past the Grand Prix, and a handover in May.
