Boat International’s survey of the city’s superyacht marinas describes the hierarchy: Island Gardens Deep Harbour on Watson Island, built for around fifty superyachts up to 167 metres and sitting directly between downtown and South Beach; One Island Park on the Miami Beach side, taking vessels to 244 metres; Miami Beach Marina at the foot of South Beach, with 400 slips and direct access to Government Cut; and Sunset Harbour Yacht Club on the Venetian Causeway and Dinner Key Marina in Coconut Grove for the 40-metre class and below. For a villa on Star Island, Palm Island or the Sunset Islands the more elegant arrangement is the one those houses were built for: the tender collects the group from the residence’s own dock, and the day never touches a marina at all. The Delano, reopened in 2026 after six years dark, sells poolside access through its Paris Society restaurant, and 1 Hotel South Beach sells day passes to non-guests, both are secured directly, and both fill on Saturdays by late morning. Faena Beach, The Setai and the Four Seasons at The Surf Club in Surfside are, on paper, for hotel guests; in practice a lunch reservation at the right restaurant on the property is the route to an afternoon on their sand, and that is a reservation the concierge makes, not one you can. Soho Beach House, the EDITION’s beach and The Bath Club are members-only and stay that way; the honest answer there is that Villoura does not sell access it cannot deliver, and will say so.

A concierge does three things a guest cannot. First, calendar discipline: the specialist holds the group’s dates against the thirty-day and fourteen-day windows and books at the release minute, every day, for every night of the stay. Second, relationships: the maître d’s who hold a table or two for the houses that send them regular, well-behaved guests do so for the concierge team, not for a name on a booking platform. Third, the alternative: when Carbone is gone, the specialist knows which room on the same night will make the group happier than a 9:45 table would have, and has already held it. The legal footnote that decides which house you are in
None of this works if the residence is the wrong kind. Miami Beach requires six months and a day for single-family homes and most of the islands; the City of Miami has spent 2026 enforcing against unlicensed short-stay buildings; Coral Gables holds a six-month minimum.
