The 30-night line, and why it changes the map

Los Angeles regulates stays of fewer than 30 nights under its Home-Sharing Ordinance, which limits those rentals to a host’s primary residence and caps most of them at 120 nights a year. Metro’s D Line subway extension opened its first three new stations along Wilshire Boulevard on May 8, 2026; the Wilshire/Rodeo and Century City stations are forecast for 2027, according to LA Metro, which will make a Beverly Hills flat an even more rational base for anyone who prefers not to drive.

Culver City, Playa Vista and Santa Monica: technology and streaming

The west side’s employment story has been rewritten by technology. Apple already operates from 8777 Washington Boulevard in Culver City and is building a 536,000-square-foot campus at 8888 Venice Boulevard for its television, music and services divisions, with more than 3,000 Los Angeles employees expected, per Urbanize LA. Amazon MGM Studios is headquartered in Culver City; Google’s Playa Vista campus occupies the restored Spruce Goose hangar; Snap is headquartered in Santa Monica. For any of these, the residential answer is the coastal strip between the Santa Monica Pier and the marina: the walk streets and canals of Venice, the leafy streets north of Montana Avenue in Santa Monica, and the quieter blocks of Mar Vista and Marina del Rey that sit within fifteen minutes of all three campuses without touching the 405.

Burbank and the studios: the Valley side

Disney’s headquarters, Warner Bros. Discovery’s lot and NBCUniversal’s operations all sit in the Burbank–Universal City corridor, and the people who run them do not commute over the hill from Beverly Hills if they can help it.
