For a Westside, hillside or Valley homeowner asking what February 2027 is worth, the short answer is this: for a second home, the strongest and cleanest money is a single lease of 31 nights or more to an executive, a brand hospitality team or a family taking the whole month, because that is the only way a non-primary residence can be rented legally in the City of Los Angeles. The month is the most concentrated run of demand the city will see before the 2028 Games: the Grammys, Super Bowl LXI, the Genesis Invitational, Frieze Los Angeles and the back half of awards season in four weeks.
Everything else follows from that fact: the calendar, the evidence from 2022, the rules, and the work between late October and a signed lease in January.
The February 2027 calendar, in order
The month opens before it begins: Oscar nominations on Thursday, January 21, then the Directors Guild Awards at the Beverly Hilton on Saturday, January 30. The Recording Academy has confirmed that the Grammy Awards take place Sunday, February 7 at Crypto.com Arena, the ceremony’s first year on ABC, Disney+ and Hulu; two nights earlier, on Friday, February 5, MusiCares honours U2 at the Peacock Theater across the plaza.

The second week belongs to the NFL. Super Bowl LXI is Sunday, February 14, 2027 at SoFi Stadium in Inglewood, on ESPN and ABC, with the Los Angeles Super Bowl Host Committee running the civic side. The committee and the league have added an inaugural Sports Media Summit, presented by YouTube, at SoFi on Friday, February 12. As of this writing the kickoff time, ticket on-sale date, halftime headliner and the venues for the Super Bowl Experience are unannounced; trade reports have named a likely performer, but the league has confirmed nothing.
The Academy’s Nominees Luncheon follows on Tuesday, February 16, venue to be confirmed. The Genesis Invitational returns to the Riviera Country Club in Pacific Palisades from February 18 to 21. The final week is art and guild week: Frieze Los Angeles runs February 25 to 28 at Santa Monica Airport, the Producers Guild Awards fall on Saturday, February 27, and the Actor Awards stream on Netflix on Sunday, February 28. The Oscars follow on Sunday, March 14 at the Dolby Theatre, which is why a lease running from early February into mid-March has a natural constituency among studio and talent teams. Our awards season guide covers that side for guests.
What the last Los Angeles Super Bowl actually paid
The honest baseline is Super Bowl LVI in February 2022. According to AirDNA data reported by Spectrum News in the week of the game, more than 8,200 short-term rentals in Los Angeles were booked for the weekend at an average daily rate of roughly $316, an estimated $7.7 million in all. The same report described a 2,500-square-foot house adjacent to Inglewood that rented for more than $10,000 over the weekend. On the hotel side, STR forecast a Los Angeles average daily rate of $445 for game weekend, then the second-highest for any Super Bowl market.

Those are citywide averages. The premium at the top is set by scarcity: a staffed estate with a pool, a screening room and gated parking competes with a handful of hotel suites, not with 8,000 listings. Later host cities show what tighter supply does. AirDNA’s January 2026 analysis of Super Bowl markets found that New Orleans booked 97.2 percent of its 6,280 available listings for the 2025 game at an average daily rate of $611.66, up 52.8 percent year on year; Las Vegas in 2024 had 92.3 percent of more than 11,000 listings booked on the Saturday before the game. Los Angeles has more housing than either city but stricter rules, and the rules, not the demand, limit the legal supply of whole homes. Our piece on luxury rental revenue during major events in LA traces the wider pattern.
The rule that shapes everything: 31 nights for a second home
The City of Los Angeles Home-Sharing Ordinance defines a short-term rental as a stay of 30 consecutive days or fewer and permits it only in a host’s primary residence, the one home where the host lives for more than six months of the year. A regular registration through City Planning allows up to 120 nights a year; beyond that requires an Extended Home-Sharing registration, which under the Department’s Administrative Guidelines, revised September 28, 2026, requires six months on a regular registration or 60 booked days. Occupancy is capped at two adults per habitable room, records are kept for three years, and the city’s 14 percent transient occupancy tax applies to every stay of 30 nights or fewer; voters declined to raise it when Measure TT failed in June 2026.

Read plainly, a second home in Brentwood, Bel Air, Pacific Palisades, the Hollywood Hills, Studio City or the Beverly Hills Post Office tract (inside the City of Los Angeles, not the City of Beverly Hills) cannot be offered for a three-night Super Bowl weekend at all. It can be leased for 31 nights or more, because a stay of that length is a residential tenancy rather than transient occupancy. That is why Villoura leads with 31-night-plus leases for February: the month from the Grammys through Frieze becomes a single, lawful, premium booking.
A proposal to change this is on file but not law. Council File 25-0029-S1 would let non-primary residences be rented short-term for up to 60 booking days a year, restricted to individuals and trusts, with a sunset at the end of 2028. As of the City Clerk’s record on September 8, 2026, it sits in committee with no vote taken, and an owner planning for February 2027 should assume it will not be in effect. Our explainer on Los Angeles rental rules through 2028 tracks the file.
The neighbouring cities are stricter. Beverly Hills adopted Ordinance 25-O-2918 in August 2025, in force since September 5, 2025, setting a one-year minimum on residential rentals. The Beverly Hills Vacation Rental Alliance sued in the U.S. District Court for the Central District of California on August 31, 2026; the city has said it will defend the ordinance, and unless a court intervenes a Beverly Hills home cannot be leased for the February window at any length under a year. West Hollywood licenses home-sharing only where the owner lives on site, prohibits unhosted stays under 31 nights and charges a 12.5 percent occupancy tax. Santa Monica allows hosted home-sharing only, with a 14 percent tax plus a per-night fee; an unhosted Santa Monica rental must run 30 days or longer.

One lease or several: pricing the window
With the rules fixed, the pricing question for a second home is not “how much per night” but “one tenant or two”. A single lease from roughly February 1 to March 7 covers every event above except the Oscars; an eight-week lease ending after March 14 captures the finale too. The buyer is predictable: a label or sports brand housing executives for Grammy week and Super Bowl week in sequence, a streamer’s production leadership, a family office or an athlete’s circle, or a gallery principal who wants a Westside base for Frieze.
The alternative is two 31-night leases, one anchored to the Grammys and Super Bowl, one to the Genesis and Frieze. In theory that yields more; in practice it puts a turnover in the busiest fortnight of the year, doubles the vetting and move-ins, and risks the second lease never materialising. For most estates the better return is one tenant at a rate that reflects the whole calendar. The variables that move that rate are in our guide to luxury rental pricing factors: bedroom count and staff quarters, distance to Inglewood and downtown, gated access, a pool in February weather, and how recently the house was photographed.
One legal note belongs here. The City’s Just Cause for Eviction Ordinance attaches protections once a tenant has been in place six months or the initial lease has expired, whichever comes first, so a fixed-term furnished lease with a firm end date, drafted by counsel, is not optional.
What “ready” means for a February house
A home that has only ever been lived in is not yet a home that can be leased to a stranger for a month at a premium. It starts with an inventory: every piece of art, rug and object of value is photographed and catalogued, and anything irreplaceable leaves the house for the window. The next call is to the insurance broker, because a standard homeowner’s policy generally does not contemplate paying occupants; the owner needs a landlord endorsement or a commercial policy covering a furnished lease, with liability limits to match the house.

Then the house has to explain itself. A house manual covers the systems a guest will touch, from gates and alarm to audio-visual, pool and generator, and the things a guest should not. Staff and vendors are listed with their access days. Security is reviewed: exterior cameras are appropriate and should be disclosed; interior cameras are not. A written noise and neighbour policy is attached to the lease, and the neighbours are told that a vetted tenant will occupy the house for the month.
Finally the house has to be seen. Professional photography, ideally with a twilight set and a short film, should be finished by mid-November, because buyers of a February lease begin looking as soon as Grammy nominations land on November 16. A house photographed in January competes for the leftovers.
What a management company does across the window
The appeal of a February lease is one tenant and one cheque. The reality is that a month around five major events generates more operational traffic than a year of ordinary occupancy, and that traffic is what a luxury management company exists to absorb. Before the lease it vets the tenant: identity, the organisation behind the booking, the purpose of the stay, the number of occupants and any guest list. During the lease it provides a single contact with 24-hour response, housekeeping at an agreed frequency, and a concierge layer for the requests of Grammy and Super Bowl week, from drivers and private chefs to security and event access, so that none of them reach the owner. Afterwards it handles the inspection, the inventory and the deposit.

Revenue is shared rather than fixed: the owner receives the lease income less an agreed management share and the direct costs of servicing the stay, with the structure set out in the agreement before the home is marketed. The questions to ask are in our guide to choosing a luxury management company in Los Angeles: who holds the deposit, who carries the liability policy, how damage is adjudicated, and whether the company has placed tenants of this kind in this neighbourhood before. A company that cannot show you how it handled Super Bowl LVI week is learning on your house.
From late October to kickoff
The remaining time is enough, but only just. Before mid-November an owner should settle the two threshold questions: whether the house is a primary residence that can register for home-sharing or a second home to be leased for 31 nights or more, and which municipality it sits in. Insurance, legal review and the management agreement follow in the same fortnight, and November is for the physical house: inventory, repairs, the manual and photography.
By early December the home should be live with a company whose corporate and talent clients are already asking about February. December and January are the negotiating months; Oscar nominations on January 21 and the conference championships at the end of January are when the last undecided buyers commit. A signed lease by mid-January, with handover in the first days of February, is the realistic target.
Two practical points. The Inglewood people mover meant to connect Metro rail to SoFi has been shelved until after 2028 at the earliest, under the City of Inglewood’s revised plan reported by Construction Dive, so game-day guests will rely on cars, drivers and Metro shuttles, and an estate needs a secure motor court and clear parking instructions in the manual. And a house that performs in February 2027 has a track record when the Olympic window around UCLA, Bel Air and Westwood arrives eighteen months later.
For guests: short stays where the home qualifies
Not every home in the Villoura portfolio is a second home. Where a residence is a host’s registered primary home in the City of Los Angeles, a licensed hosted home-share in West Hollywood or Santa Monica, or sits in a jurisdiction that permits unhosted short stays, the same standard of house is available for three to ten nights around Super Bowl weekend, Grammy weekend or Frieze. Our Super Bowl LXI guest guide sets out neighbourhoods, drive times to Inglewood and what to book when, and the villa specialists can say which homes qualify for which length of stay.

For an owner, that parity is what fills the shoulders of the month, and it is why a management company’s first job is to know which stay lengths are lawful for each house. Our Pacific Palisades destination page gives a sense of what a Riviera-adjacent house commands in an ordinary week.
Frequently asked questions
Can I rent my second home in Los Angeles for Super Bowl weekend only?
Not legally within the City of Los Angeles. The Home-Sharing Ordinance limits stays of 30 consecutive days or fewer to a host’s primary residence. A non-primary home can be rented only for 31 nights or more, which is why a month-long lease covering Grammy week, Super Bowl week and Frieze is the standard structure for second homes. A proposal to allow limited second-home rentals, Council File 25-0029-S1, remained in committee as of September 2026.
What did Los Angeles homes earn during the last Super Bowl?
According to AirDNA figures reported by Spectrum News in February 2022, more than 8,200 short-term rentals were booked for Super Bowl LVI weekend at an average daily rate of about $316, and one 2,500-square-foot house near Inglewood rented for more than $10,000 for the weekend. STR forecast hotels at a $445 average daily rate. Estate-level homes trade well above those citywide averages because the legal supply of whole homes is small.
Does the Beverly Hills rental ban affect a Beverly Hills Post Office home?
No. Beverly Hills Ordinance 25-O-2918, in force since September 5, 2025, applies to the City of Beverly Hills and sets a one-year minimum on residential rentals there; a lawsuit challenging it was filed in federal court on August 31, 2026. The Beverly Hills Post Office tract, including Beverly Crest and the canyons above Sunset, lies within the City of Los Angeles, where a second home can be leased for 31 nights or more.
Do I pay transient occupancy tax on a 31-night lease?
The City of Los Angeles applies its 14 percent transient occupancy tax to stays of 30 consecutive days or fewer. A lease of 31 nights or more is a residential tenancy rather than transient occupancy and falls outside the tax. A residential tenancy does carry protections under the City’s Just Cause for Eviction Ordinance once the initial lease has expired, so the lease should be drafted by counsel with a firm end date.
When should my house be ready to market for February 2027?
By mid-November 2026. Grammy nominations are announced on November 16 and Oscar nominations on January 21, and corporate and talent teams typically secure February housing between those dates. Photography, the house manual, insurance and the management agreement should be complete before the house is shown; a signed lease by mid-January, with handover in the first days of February, is a realistic target.
